"The GRAND HOTEL of a New York boarding house!"

John and Mary Lawton, an elderly couple, sell their guest house east of New York's Fifth Avenue and announce their return to their native England. Although their friend Dr. Morgan gives a negative travel advice because Mary suffers from a weak heart, the Lawtons decide to leave anyway and they plan a farewell party. Meanwhile, the lodger and singer Kitty Green, whom the Lawtons are fond of, confides in Mary that she is pregnant by another tenant, jockey Vic Howard. But when Vic returns to the guest house after a long absence, he brings his new wife Edna with him...
